The heating was on the rooms and impossible to turn down so we basically soaked for 3 days at 28 degrees within our room. Breakfast - very full of different dishes and foods. .

More 3 stars hotel rather than 4. Location is a resonable good in term to explore the City.
The breakfast is a reasonable good.. Air condition doesnt work at all and it is a hot and uncomfortable during the nights, the hotel is on the busy street and it causes a noise all days and nights, so it is impossible to keep the windows open.
The bed and a pillows are to hard too.
Outdate hotel in all sense.

Communication Is Severely Lacking. Disappointing service from a disappointing hotel. We needed a place to stay the night before we flew out of Rome and booked what seemed like a funky hotel with interesting decor.
Post-booking the hotel sent my partner an email requesting to verify credit card information. My partner in turn in the same day responded requesting a secure portal - who would email credit card information via email? Bad idea!
No response from the hotel itself, however the following day an automated email came through reminding us of the reservation. It seemed like the issue just went away as soon as it arose. We did not follow up with the hotel as it seemed clear that it worked out.
This was not the case - we arrived only to have the front desk clerk inform us with a smirk that the reservation was canceled as they had not heard back from us regarding credit card information. Not sure how this was possible, see screenshots for email verification proof that we responded almost immediately.
He meekly offered to find us different lodging as they were full for the night. We found an alternate faster than him - no blame to him as "abitart" wasn't getting our money that night as it is. Very frustrating and easily avoidable experience.
Email management and credit card verification seems to be an issue for them.
In addition, Via Pellegrino Matteucci seemed overrun with not only graffiti but also litter strewn about the streets and sidewalks, including in front of 'abitart'. This carried onto Via Ostiense and the entire walk to the Ostiense train station - a sad welcome to a clearly lesser part of the Roman experience.
I typically do not write google reviews (seriously!) but this one seemed too frustrating not to write. Good luck to those who do end up staying at 'abitart'! I won't lose sleep over them again.. .
